We specialise in surveys and condition reports on all types of residential properties and can offer the following services. The client's special requirements are always discussed and agreed before undertaking any survey inspection.
Building Surveys
This is a detailed inspection and a detailed report, advising on the structural condition and state of repair of a property. The report will describe the construction and condition of the various component parts of the building and, where a defect is found, it will advise on the most appropriate type of repair needed. Also, in most cases, advice will be provided on a budget for the cost of the repairs required.
A Building Survey (formerly called a structural survey) is an appreciation of the property, tailored to meet the circumstances of the individual property. Thus, the Report can be readily adapted to provide any special circumstances or specific advice required.
Homebuyer Surveys
An RICS Homebuyer Survey Report is a detailed inspection of the property, which incorporates a valuation and advice upon the sum for which the property should be insured. It differs from a Building Survey in a number of important respects. It addresses only matters which are considered to be urgent or significant. It draws attention to such matters and advises briefly on what action needs to be taken in respect thereof.
As the report is less detailed than that for a Building Survey, this type of service costs less than a building survey. This type of report is ideally suited for comparatively modern houses which are mostly in reasonably good condition.
Condition Reports
It is sometimes the case that advice is required on specific conditions, or defects, without wanting to incur the cost of a full survey. For example, specific advice can be provided on the extent and cause of a defect, such as structural movement, together with recommendations as to the best remedy. This can be arranged easily and we would discuss your requirements with you, advise on the nature of any report required, and agree your special requirements with you.
Insurance Reinstatement Valuations
The need to ensure that your home is properly insured has never been greater than today. We can advise on the cost of rebuilding your property for insurance purposes. This equivalent reinstatement cost is based on the latest statistical information and is calculated to reflect the exact details of the individual property. Thus, you can rest assured that your home will not be "under insured".
Party Wall Matters
Recent changes in the law (The Party Wall Etc. Act, 1996) has extended to the whole of the Country provisions relating to party wall matters previously only applicable in London. We can advise on the relevance of the Act to any works proposed to your property and can undertake full compliance with the Act on your behalf. Equally, consult us if your neighbour is undertaking work that might fall within the scope of the Act. This is an important law, with far reaching consequences, and its applicability must be considered before undertaking any works to your home.
Expert Witness Reports
In disputes in the court, frequently the court will require the selection of an expert to advise the court on the matter in dispute, these are called expert witness reports and we are able to provide these in respect of all types of construction and valuation dispute.
